Trade-Supply Chain Actuators: Mingardi, Topp & UCS, Next-Day Despatch Available
Product Overview
Chain actuators are the most widely used window actuator type in UK smoke and natural ventilation systems. A motorised chain drive opens and closes windows, rooflights, and vents in response to a smoke control panel, fire alarm, or building management system. Vent Trade stocks chain actuators from UCS, Topp, and Mingardi across all common strokes and voltages, available for next-day delivery.

A chain actuator is an electric motor-driven device that opens and closes windows, rooflights, and vents using a motorised chain mechanism. The chain extends from the actuator body to push or pull the window sash, converting electrical input into linear mechanical movement.
Chain actuators are the most commonly specified actuator type in UK smoke ventilation and natural ventilation systems due to their compact profile, wide stroke range, and straightforward installation. They are available in 24V DC and 230V AC variants.
Leading European manufacturers including UCS, Topp, and Mingardi produce chain actuators in strokes from 200mm to 1000mm, covering the majority of residential and commercial window automation requirements.
Selecting the correct chain actuator requires matching three key parameters to your project requirements: stroke, force, and voltage.
Stroke is the travel distance needed to achieve the required free area specified in the fire strategy or ventilation design: common values are 200mm, 400mm, and 600mm.
Force must exceed the combined resistance of the window sash including weight, hinge friction, and wind loading, with a recommended margin of 20 to 30 percent above the calculated opening force.
Voltage is determined by the control system: nearly all AOV smoke ventilation systems use 24V DC, while natural ventilation may use either 24V DC or 230V AC depending on the controller specified.
Always confirm these parameters from the project design documentation before specifying, and consult the actuator datasheet to verify compatibility with the window type and fixing arrangement.
Chain actuators used in smoke ventilation systems in the UK must be part of an installation that complies with BS EN 12101, the European standard for smoke and heat control systems.
The actuator itself does not hold a standalone certification under BS EN 12101, but the complete smoke vent assembly (actuator, window, and frame) must be tested and certified to BS EN 12101-2 as a natural smoke and heat exhaust ventilator.
The smoke control panel powering the actuator must comply with BS EN 12101-10, and the overall system design must satisfy the requirements of Approved Document B of the Building Regulations.
Actuators used in AOV systems must also be compatible with 72-hour battery backup power supplies and must operate reliably under fire conditions as defined in the system certification.
Chain actuators are installed on a wide range of window and vent types across residential, commercial, and industrial buildings. Common applications include:
Their compact form factor allows discreet installation within the window frame or on the window reveal, making them suitable for architecturally sensitive projects.
Chain actuators are used in both new-build construction and retrofit installations, and are particularly popular in multi-storey residential buildings where stairwell smoke ventilation is a regulatory requirement under Approved Document B.
Chain actuators require regular inspection and functional testing to ensure reliable operation, particularly in life-safety smoke ventilation systems. BS 7346-8 recommends weekly visual inspections and monthly functional tests of AOV systems, including full open and close cycling of all actuators.
The actuator chain should be checked for signs of wear, corrosion, or mechanical damage, and the fixing brackets should be inspected to confirm they remain secure. Lubrication of the chain mechanism is generally not required on modern sealed units, but the manufacturer’s maintenance guidance should be followed.
In smoke ventilation installations, a full annual service by a competent engineer is recommended, including verification of actuator stroke, force output, and electrical connections. Actuators showing signs of reduced performance, excessive noise, or intermittent operation should be replaced promptly to maintain system compliance.
