BS EN 12101-2: Smoke and heat control systems. Specification for natural smoke and heat exhaust ventilators

BS EN 12101-2 covers smoke and heat exhaust ventilators including AOV windows and roof vents. Learn what compliance requires for UK specifiers and contractors.

BS EN 12101-2 applies to opening windows and roof vents designed to allow smoke and heat to escape from buildings during a fire. These components are classified as passive systems because they rely on natural convection and buoyancy to extract smoke rather than powered fans.

Part of the BS EN 12101 standard family.

Key Requirements

Opening Performance

Ventilators must open fully and remain stable in the high-temperature environment of a fire. The standard specifies performance criteria for thermal activation and ensures that mechanical linkages do not jam or fail under heat stress.

Sealing and Leakage

When closed, ventilators must maintain an air-tight seal. The standard specifies maximum leakage rates (measured in m³/h per m² of opening area) to ensure uncontrolled leakage during everyday operation is minimised.

Structural Integrity

AOV windows and roof vents must resist wind pressures in normal operation and remain mechanically stable when opened during a fire event. The standard includes load-bearing tests and wind resistance criteria across the full operating range.

Manual Override

Where thermal activation is the primary trigger, the standard requires a manual override mechanism to allow fire service personnel to open ventilators manually if the automatic system fails.

Specification Checklist

When specifying AOV windows or roof vents under BS EN 12101-2, include:

  • Free area - the net unobstructed opening area in m²
  • Leakage rate when closed
  • Activation method - thermal, electrical, or hybrid
  • Third-party CE certification and Declaration of Performance

Building control requires evidence that every AOV in the scheme is selected from a certified range and matches the design specification. Changes to product type or thermal classification require building control notification.
